A Guide to Living in Lorong Chuan: Amenities, Connectivity and Lifestyle

Lorong Chuan in Serangoon (D19): a Circle Line station, NEX and Bishan one stop away, parks, hawker food and schools. A homebuyer's guide, every fact sourced.

Lorong Chuan is a mainly residential pocket of Serangoon, in District 19, built around Lorong Chuan MRT station (CC14) on the Circle Line. From the station, Serangoon (for NEX and the North East Line) and Bishan (for the North-South Line) are one stop each way, and since July 2026 the Circle Line has run as a full loop. Around it are landed estates, condominiums, schools and, a short ride away, the Serangoon Gardens food streets.

This guide covers what is actually there: transport, shops, food, parks and schools, and the trade-offs worth knowing before you buy. Walking times are OneMap walking routes measured in October 2026 from the boundary of the One Chuan Grove site off Lorong Chuan, so treat them as a guide to the area rather than from any one front door.

What the area is made of

Lorong Chuan is a private-housing subzone. Of its 8,470 residents in June 2025, SingStat counts 4,130 living in landed homes and 4,260 in condominiums and other apartments, and none in HDB flats. The landed homes include Mei Hwan Estate, a landed enclave, and the condominiums include The Chuan along Lorong Chuan itself. Australian International School has its campus here. To the east is New Tech Park, a business development, so not every neighbour is residential. The URA land tenders for the Chuan Grove sites set a 50-metre buffer between the new homes and the business park.

Getting around

Lorong Chuan MRT (CC14)

Lorong Chuan station is on the Circle Line. From the One Chuan Grove site it is about a 6-minute walk, roughly 475 m. The line's final stage opened in July 2026, and the Circle Line is now a complete loop, so you can travel either way around it without changing trains.

By car

Lorong Chuan meets the Central Expressway (CTE) at its southern end. We don't quote drive times: they depend too much on the hour and the direction you travel.

Shopping and daily needs

NEX, one stop away

NEX is the regional mall above Serangoon MRT, so it is one Circle Line stop from Lorong Chuan, or about an 18-minute walk from the site. Serangoon is also where you change for the North East Line.

myVillage at Serangoon Garden

myVillage is a smaller lifestyle mall at Maju Avenue in Serangoon Gardens, about 24 minutes on foot from the site.

NTP+ at New Tech Park

New Tech Park, on Lorong Chuan, also has a small mall of its own, NTP+. Its shops change, so check the current tenants before you count on any one of them.

Food

Much of the area's hawker food is in Serangoon Gardens. Serangoon Garden Market is about a 21-minute walk from the site, and Chomp Chomp Food Centre, on Kensington Park Road, about 23 minutes. Both are on NEA's list of hawker centres. Our Serangoon Gardens neighbourhood guide goes through the area street by street.

Parks and green space

Chuan Lane Park, an NParks park at the end of Chuan Lane beside the CTE, borders the One Chuan Grove site. Chiltern Drive Interim Park, in the Braddell Heights estate, is about a 5-minute walk. For a large park, Bishan-Ang Mo Kio Park is about 40 minutes on foot. Our parks guide, coming later in the series, covers them in more detail.

Schools in and around Lorong Chuan

Schools in the area include:

  • Australian International School
  • Nanyang Junior College (about a 9-minute walk from the site)
  • CHIJ Our Lady of Good Counsel
  • Yangzheng Primary School
  • Zhonghua Primary School
  • Zhonghua Secondary School
  • Stamford American International School

If Primary 1 registration matters to you, check the distance for the exact address rather than relying on a map. The Ministry of Education measures home-to-school distance by its own method, and you can look it up on the MOE and OneMap school query once a property has a registered address.

What living here is like

A few things are worth weighing.

  • The station is the anchor. Homes off Lorong Chuan are within walking distance of the Circle Line, and two other lines are one stop away. Try the walk at the time of day you would travel.
  • The mall isn't at your doorstep. NEX is a stop away rather than next door, so the streets around the station stay residential.
  • The food is a short trip away. The Serangoon Gardens hawker centres are around 20 minutes on foot.
  • Not every neighbour is residential. New Tech Park sits to the east of the Chuan Grove sites, behind a 50-metre buffer.
  • It is a mix of old and new. Established private estates sit next to newer condominiums.

New homes in Lorong Chuan

One Chuan Grove is planned on the two Chuan Grove land parcels off Lorong Chuan. It is a 99-year leasehold development of approximately 1,055 homes in five blocks of up to 27 storeys, with an early childhood development centre of at least 500 m² that the land tenders require within the development. The developer is targeting a preview on 13 February 2027.
